Garage Blueprints

I am building a garage and drawing my own prints on Autocad. I was wondering if anyone had any plans or prints from a build that they would be willing to share. I just want to make sure i have all the building ideas I can when making my drawing (e.g., double post corners, double top plate for tying the walls together etc.). Thanks!

What verson of autocad you using? I can get you some plans of garages. Nothing fancy mind you. I have a set of drawings I did for friends and they have a three car garage. I also build architectural models and have some plans at the shop. I don't think I have any sections though. But let me know what you are looking for and I'll look.

I'm basically doing the same as you Rufus so, if you come up with any plans, i'd appreciate it if you could share as well. About the same size except the upstairs would be a "play" area :) I'm also using autocad but an older version... i think '02? Thanks in advance.

Wish I had blueprints to give you guys, Mine is a 32X24 with the bonus room built into the trusses. The upstairs room in 11X32 and makes one heck of an office/ play/ storage space. I got the trusses through 84 Lumber and they provided me the blueprints for them, but I promptly sent them to the county for approval and they were never returned.

 

My walls are 12.5 ft. and I'm sitting on five courses of cinderblock, 32 inches of #56 stone and 8 inches deep of concrete with rebar for footers. The footers are 24 inches wide. We had some soil issues, so this building is on serious foundation. Unfortunately the floor is starting to sink and will have to be redone... Foundation was done correctly, the floor was not.

Be sure you're allowed to build one in whatever zone you may be in prior to proceeding. Just draw a plot plan and take it to the city before getting too deep into this.

 

Sometimes the engineering department may conveniently place an easement thru the middle of your property, or zoning may say that you can't build so close to the property, etc..

 

the parcel map may have some easements, but you should hire a registered surveyor and force him to show the easements on the map.

 

I know in LA, you don't need an architect if you build to their standard specifications. Basically you snatch their specs, and make your building conform to it... and then you cross your fingers and hope your building gets approved.

Mike- Thanks for the reply as it contained some very good info / insight. A fellow engineer at work suggested a couple courses of block...I may consider using that approach now.

 

Did you go with such a high wall height to allow for your lift? i plan to buy one once the garage is finished but was thinking 10' was enough...comments?

 

Can you elaborate on how you were able to construct an upstairs room using trusses... I thought that the rule of thumb using them was that they are easier to install but you lose the option for a second level due to their construction. I am going to do some searching because i am pretty sure you posted somepics of your garage when you built it.

 

Okimoto- Thanks for the warning. My area is pretty easy to build on. There is a new building code that will require my slab to incorporate a "haunch" which is similar to the footer mike talked about but slightly different.

 

Yeh I like the place I am at but the wife is working at night and I can't get there since I have to watch the boys...plus the gomer I share the space with is always 'F'ing something up...like the heater...:x

Awesome site Tim Thanks! From what I remember you could use a bigger garage yourself...actually...there is probably plenty of room now though...now that the goose is gone...:twisted:

 

EDIT: overcome...with...fits of jealousy...and ...envy...must ...have....garage...1/2...as...nice...as...the...ones......on....that...site....*gasp*...

My trusses were fabricated with a rectangular BOX made into each truss to allow the room. The rectangular box was 7ft X 11Ft. They came pre-made through 84 Lumber.

 

As to the courses of cingerblock, I only have 1/2 of a block sticking above the slab. The rest was required to build up the foundation and was likely part of the issue with the floor falling. We're going to use rebar and mesh to aid in new floor construction some time this coming year.

I know in my area they have a pretty low height restriction but i'm hoping to have a good amount of headroom in the main part with enough height to add the room above. Thanks again guys.

That IS funny. We do work at similar type Co.'s but CPTC is mainly a toxicology, clinical, analytical, and microbiology testing facility. Seems you guys do slightly different testing like, you'll test the sunglasses, we'll test the sunscreen. What's your role @ Bureau Veritas?

 

I've been the Computer Network/PBX Systems Supervisor over here for the last 10 years. Wow, that seems like a long time when i just typed that :shock: Soooo, since we're REALLY not in competition, would you still mind sending what you have??? lol. Thanks.
